1. Pre-Purchase & Legal Due Diligence

Before you even close on the property.

Check Building Violations Portal (City of Chicago) for open cases. Verify Property Tax Status (Cook County Treasurer) - are taxes sold? Zoning Certification - verify legal number of units (e.g., is that garden unit legal?). Water Certification (Full Payment Certificate) status.

2. Structural & Mechanical (The Expensive Stuff)

Chicago winters are harsh. These systems must be solid.

Foundation: Check for horizontal cracks or bowing walls (common in Chicago brick bungalows). Roof: Age and layers. Flat roofs (modified bitumen) need silver coating every few years. HVAC: Is there existing ductwork? If radiator heat, is the boiler operational? Plumbing: Check for lead service lines (coming from street) and galvanized piping inside. Electrical: Check service amperage (100A min, 200A preferred). Look for cloth wiring or knob & tube.

3. Exterior & Safety

Curb appeal and code compliance.

Porches: Rear wooden porches are a MAJOR inspection target. Verify structural integrity. Masonry: Inspect tuckpointing. Chicago winters destroy mortar joints. Windows: Are they original wood (lead paint risk)? Vinyl replacements? Garage: Check condition of the slab and leaning walls.

4. Interior Cosmetic

The finish line.

Flooring: Can original hardwood be refinished? (Huge value add). Layout: Do walls need to move to create an open concept? (Requires permit/architect). Kitchen/Bath: Count cabinets, measure vanity sizes. Basement Height: Is it 7ft+? If not, digging down (underpinning) is very costly.
